What is the ELSI process?
Consultation
Schedule a consultation. We will meet in-person or virtually. We will discuss your site and vision, and help you determine which ELSI may be best for you.
Study Set
Acquire the Study Set of drawings. It will include dimensioned schematic drawings, modified per initial consultation, and help you decide whether ELSI is right for you.
Pricing Set
Acquire a Pricing Set of drawings. It will include the necessary information for the builder to prepare a preliminary cost estimate for the project. It can also be used for starting a construction loan process.
Construction Set
When you decide to move forward, acquire the final Construction Set with a license to build. It will be signed and sealed, and include all the information necessary to obtain a building permit and start construction.

ELSI Drawing Sets
STUDY SET
The Study Set is a PDF file that includes dimensioned floor plans, schematic elevations, and 3D views.
It will help you determine whether custom modifications are needed for your house. If so, we will provide them. See Additional Services.
PRICING SET
The Pricing Set is a technical set of drawings in a PDF format that includes the information needed for preliminary pricing by the builder.
It will include material options to help you establish the project budget.
CONSTRUCTION SET
WITH A ONE – TIME LICENSE TO BUILD
The Construction Set includes all the drawings the builder needs to calculate the final cost, obtain a building permit, and start construction.
Included are: Site plan, foundation, floor, and roof plans; elevations; building and wall sections; structural drawings and details; window and door schedules; energy code compliance, and exterior 3D views signed and sealed by an architect and engineer.

SITE PLANNING
Our site planning service helps you determine the best house orientation in relation to sun angles, views, access, and key property features. We’ll study the options available for your lot, taking into account zoning and setback regulations.
Please note: a current survey of your property is required for this task and is not included in this service.
FLOOR PLAN MODIFICATIONS
The ELSI House concept is designed to be easily modified and adjusted. To get started, obtain one of the Study Sets and reach out to us with your ideas. We’ll provide an estimate based on the complexity of the required adjustments and send you a proposal.
3D STUDIES OF EXTERIOR FINISHES
While we have our favorites, we can test combinations of colors and materials to suit your preferences until we find the look you love.
INTERIOR DESIGN
This service varies based on the scope of work and level of assistance required. Please reach out to us, and we’ll provide you with a proposal.
